Hickory NC Neighborhoods

Hickory has historic districts a short walk from downtown and Lenoir-Rhyne, established in-town neighborhoods with their own associations, lake-area homes on the north side, and fast-growing areas to the south. Here's a plain-English guide to the parts of town buyers ask me about most.

Neighborhood details below come from the City of Hickory, the National Register of Historic Places, Homes.com neighborhood data and builder sites as of September 2026. They're a starting point, not a quote. A Hickory mailing address covers parts of Catawba, Burke and Caldwell counties and areas outside the city limits, and Hickory addresses are split between Hickory Public Schools and Catawba County Schools. Always confirm the school assignment for a specific address.

In town

Historic neighborhoods near downtown

Hickory has about 530 properties on the National Register of Historic Places, grouped mostly in four districts. If you want an older home with character near downtown and Lenoir-Rhyne, start here.

Kenworth

Listed on the National Register in 1985, with a boundary increase in 2005. Kenworth is also one of the city's recognized neighborhood associations, and you'll know you're there by the stone pillars at its entrance. Expect older homes on shady streets. Homes.com put its average home value around $207K in September 2026, which makes it one of the more affordable ways into a historic neighborhood.

Oakwood

The Oakwood Historic District was listed in 1986 and expanded in 2019. The broader Oakwood–Hillcrest area is one of Hickory's most expensive in-town neighborhoods, with Homes.com putting average values around $504K.

Claremont

The Claremont High School Historic District was listed in 1986 and expanded in 2009, and Claremont is one of the city's neighborhood associations. Homes.com put the neighborhood's average value around $469K. Note that this Claremont neighborhood is inside Hickory. It's not the same as the separate Town of Claremont east of Conover.

Hickory Southwest Downtown

Listed in 2005, this district covers the older blocks on the southwest side of downtown.

Buying an older home? Budget for a thorough inspection and ask about the roof, wiring, plumbing and HVAC ages. In a local historic district, exterior changes may also need city approval. I'll help you sort out what's charm and what's a big repair before you make an offer.

In-town neighborhoods with their own associations

The City of Hickory works with a set of recognized neighborhood associations. These are some of the most common places buyers look for an established home near the middle of town.

Highland

An established city neighborhood with average values well under the city median, and one of the more budget-friendly places to buy close to the center of town.

Green Park

Forest Hills

Lakeland Park

West Hickory–Westmont and Ridgeview

Two of the city's older neighborhoods, with some of the lowest average values in Hickory. Ridgeview's former public library building on 1st Street SW is individually listed on the National Register.

Viewmont

The city lists Viewmont as a business association rather than a neighborhood, so think of it as a district with residential streets around it, not a single subdivision.

South and East Hickory

New constructionAvg. ~$297K–$393K

This is where most of Hickory's new building is happening, including D.R. Horton's Huffman Ridge and Zion Springs. The south side runs toward the Mountain View area and I-40.

Lake Hickory Country Club area

Lake Hickory Country Club is in Hickory near the lake. If you want a home close to the club, I'll set up a search around it.

New construction communities

D.R. Horton is building Zion Springs, Huffman Ridge and The Hamptons at Hickory. Ryan Homes is building Overture Pointe and Bear Park, and ABH Construction is building Catawba Pointe. More builders are active in Newton, Conover and Maiden.

If you want a smaller town or a shorter drive toward Lake Norman and Charlotte, look east and south. Newton is the county seat, Conover sits between Hickory and Newton on I-40, and Maiden is on US-321 toward Lincolnton.

What are the best neighborhoods in Hickory, NC?

It depends on what you want. For history and character, look at Kenworth, Oakwood and Claremont. For established streets at lower prices, look at Highland, Green Park and West Hickory–Westmont. For larger homes near the water, look at Northwest Hickory and the Lake Hickory area. For something brand new, look at south and east Hickory and the nearby towns.

How many historic districts does Hickory have?

Hickory has four historic districts on the National Register of Historic Places: Kenworth (1985), Oakwood (1986), Claremont High School (1986) and Hickory Southwest Downtown (2005). The city says about 530 Hickory properties are on the National Register.

Which school system serves my Hickory address?

It depends on the address. Much of the city is in Hickory Public Schools, but many Hickory addresses, especially on the edges of town, are in Catawba County Schools. Catawba County has an online school locator, and I'll check it with you for any home you're serious about.
