Builders are selling new homes in Hickory and in nearby Newton, Conover and Maiden right now, with most starting prices between the low $200s and the high $300s. Here are the communities, what they offer, and how to make sure the builder isn't the only one looking out for you.

They change often, sometimes weekly, and third-party sites often show different numbers. School assignments are as the builder lists them. Buying new around Hickory: what I tell every buyer

1. Bring your own agent on the first visit

The friendly person in the model home works for the builder. Most builders require your agent to be with you, or to register you, on your first visit. If you walk in alone, you may not be able to add an agent later. Builders commonly pay the buyer's agent, but we'll confirm that before you sign anything.

2. The base price is not the price

Lot premiums, elevation upgrades, structural options and design-center choices can add a lot to the advertised price. I'll help you figure out which upgrades are worth it (usually the ones that are hard to add later) and which ones you can skip.

3. Compare incentives the right way

Builders often offer closing-cost help or a lower rate if you use their preferred lender. Sometimes that's a good deal. Sometimes a price cut is worth more. We'll put the options side by side and compare total cost.

4. Get an independent inspection anyway

New doesn't mean perfect. I recommend a pre-drywall inspection and a final inspection by your own inspector. Then use the builder's warranty walk-through to get items fixed before the warranty window closes.

5. Check the address, not just the house

Around Hickory, the mailing city doesn't tell you much. A Newton address can be zoned to Maiden High, a Maiden address can be zoned to Bandys High, and a Hickory address can be in Hickory Public Schools or Catawba County Schools. Also check whether the lot is inside city limits, since that adds a city tax rate on top of the county's. I'll verify all of it before you sign.

As of September 25, 2026, Ryan Homes listed Bear Park townhomes in Hickory from about $221,000. For single-family homes, Century Complete listed Maple Ridge in Newton from about $252,000 and D.R. Horton listed Zion Springs in Hickory from about $255,000. Starting prices change often and usually apply to the smallest plan on a standard lot.

Are there new ranch homes in Hickory?

Yes. Ryan Homes' Overture Pointe in Hickory is a single-family ranch community, advertised from about $277,000 as of September 25, 2026. Several other communities offer one-story plans too; ask me which ones have them available.

Is it better to buy new or resale around Hickory?

It depends on your budget and timeline. New gets you a warranty, modern systems and your own finishes. Resale can get you similar space with a finished yard, mature trees and a negotiable price. I'll show you both so you can compare.
